Start with decisions that affect documentation
Some selections influence dimensions, structure, services and approval documents. Window types, large appliances, heating and cooling systems, plumbing layouts and major materials should be discussed before drawings are treated as complete.
Create a selections register with the decision, responsible person, required information and status. This gives the project team one place to track what is confirmed and what remains open.
Resolve exterior selections as a coordinated set
Roofing, wall finishes, windows, doors, gutters and external colours need to work together technically and visually. Confirm product profiles and junctions, not just colours seen on a small sample. Review maintenance, exposure and any planning conditions that affect the external appearance.
Coordinate kitchens and bathrooms early
Cabinetry, appliances, fixtures, tapware and tile layouts affect service positions and clearances. Confirm product dimensions from current technical information. In bathrooms, coordinate selections with falls, drainage, waterproofing and screen positions rather than treating finishes as a separate late decision.
- Record model numbers and finish names.
- Confirm who supplies each item.
- Check installation requirements and service connections.
- Keep an approved alternative where a product may change.
Confirm electrical and lighting against furniture use
Review the electrical plan with likely furniture, work surfaces, beds, televisions and outdoor use in mind. Confirm switch locations, task lighting, external lighting, data, charging and any future provisions. A reflected ceiling plan can help coordinate lights, fans, detectors, grilles and access panels.
Track approvals and substitutions
When a product changes, record the reason and review dimensions, appearance, warranty, installation and cost implications before accepting the substitution. Verbal selections are difficult to verify later; keep written confirmation with the current schedule.
Sign off before ordering
Before an item is ordered, confirm the exact product, quantity, finish, orientation where relevant and delivery responsibility. The project programme and supplier information determine when each decision is required, so agree on dates with the project team rather than relying on a generic online timeline.
